If an eight month old unspayed female is around an un-neutered male, she will be pregnant VERY, VERY soon if not already. She is more than old enough to be bred.
The fact that her nipples are large is a good indication that she has had or is having a heat cycle, and if she's in heat and around an intact male there is no way she isn't pregnant.
Something needs to be done about this situation immediately. This week. She needs to be spayed right away...again, this week! Steal her and have it done yourself if necessary, then say "surprise!" when you bring her back. Sorry if that offends anyone's sensibilities, but I'd rather that than let more kittens be born when it could have so easily been prevented. Ask your landlord if you can do it for him as a favor, anything. Whatever it takes. Tell him that raising kittens is a pain and that it's expensive and that the place will end up overun with cats. Anything to get some action taken right now!
:I know this is weird, a question about kitty nipples! Anyway, I was playing with my landlord's cat yesterday (she is about 8 months old and not spayed) and I noticed that her nipples are like 3x's the size of Macaroni's nipples! The real question is....are nonpregnant non-spayed kitty nipples always bigger than spayed cat nipples, or is she probably pregnant? She is VERY small, maybe about 3 lbs, but very healthy. She is also out there with her live in non neutered boyfriend Shine. I'm still trying to get him to have them fixed but I think it's going to take Shine spraying in the shed and all that fun stuff to get it done. Anyone know about cat nipples? :) Thanks!!

:Oh yes, I'm trying to get new pictures.......Ducky is going to be 1 on 4/24!!! Just posting a pic of baby Duck cause It's been so long since I've seen one! :)
